Living in Colombia on Your Investment Returns
The Migrante Rentista de Capital visa is for people whose livelihood comes from capital — not employment or active business. If you receive consistent income from dividends, investment portfolios, rental properties or other capital assets, Colombia offers a legal residence pathway without requiring a pension or a specific investment in a Colombian company.
What Qualifies as Capital Income
Qualifying income sources for the Rentista visa typically include:
- Dividends from shareholding in companies (domestic or foreign)
- Investment returns from registered investment portfolios, bonds or funds
- Rental income from real estate assets owned outside Colombia (or in Colombia if properly documented)
- Interest income from savings accounts, CDs or similar financial products
What does NOT qualify as capital income for this visa: employment salary, freelance/consulting fees, pension payments (use the Pensioner Visa instead), or active business revenue.
Minimum Income Threshold
Cancillería requires monthly capital income of at least 3x the SMMLV (approximately COP 5.25 million / ~USD 1,400/month in 2026). This income must be verifiable from official statements — bank records, dividend declarations, rental income receipts — and must be consistent and ongoing, not a one-time transfer.
