Real estate, business registration and portfolio investments — which structures qualify, what thresholds apply and how to apply correctly

Why Colombia Is Attracting International Investors

Colombia has positioned itself as one of the most open investment environments in Latin America. Foreign nationals can own property, establish businesses and hold financial assets on virtually the same terms as Colombian citizens. The country offers a stable legal framework, an English-speaking professional class in major cities, a diverse economy and — for investors from dollar-dominated economies — an asset base priced in a weaker currency that has historically provided favorable returns.

The Colombian Investor Visa (Migrante M — Inversionista) formalizes this relationship: make a qualifying investment in Colombia, and you gain the right to legal long-term residence. It is one of the most flexible long-stay visa categories because it covers multiple investment types — real estate, company shares, registered businesses and financial products.

Qualifying Investment Types

1. Real Estate Investment

Purchasing residential or commercial real estate in Colombia is the most common path to an Investor Visa for individual expats. The property must be:

Medellín, Bogotá, Cartagena and Santa Marta are the most popular real estate markets for foreign investors. Property values in Medellín's El Poblado and Laureles neighborhoods frequently exceed the minimum threshold. Cartagena's Bocagrande and Getsemaní historic district offer different investment profiles.

2. Company Shares or Business Registration

Forming or investing in a Colombian company — most commonly a Sociedad por Acciones Simplificada (SAS) — that meets the minimum capitalization threshold. Required documents include:

3. Financial Portfolio

Investment in Colombian financial products — government bonds, regulated equity funds, or other qualifying financial instruments — through a Colombian-licensed financial institution can also support an Investor Visa application. Statements from the institution showing the investment value are required.

SARLAFT and OFAC Screening: What Investors Must Know

Colombia has rigorous anti-money laundering compliance requirements. All investment-based visa applications are subject to SARLAFT (Sistema de Administración del Riesgo de Lavado de Activos) screening, and applicants from certain jurisdictions are also subject to OFAC (US Office of Foreign Assets Control) screening by Colombian authorities.

You must be prepared to demonstrate the lawful origin of your investment funds clearly and completely. Vague or incomplete source-of-funds documentation is a common reason for delays or rejection of Investor Visa applications. Bank statements showing the funds' history and tax declarations may be requested.

Practical note: The Investor Visa process benefits significantly from qualified legal assistance. A Colombian attorney familiar with foreign investment structures can ensure your investment vehicle is correctly registered, your documents meet Cancillería's requirements and your source-of-funds documentation is complete before you submit.
